Oakdale East
Project Overview
Oakdale East is a groundbreaking development transforming several former quarry pits from the Austral Bricks facility into a premier regional distribution park.
Oakdale East Estate – Precincts 2 to 4, is the next phase of development of the greater Oakdale Estate, located in Sydney’s west. Ultimately, Precincts 1 to 5 will see the redevelopment of the Austral Bricks Plant 3 and Quarry Central lands into a modern regional industrial park with warehouses, distribution centres and freight logistics facilities. Precinct 1 is complete and operational. Construction of Precincts 2 to 4 is well advanced with Precinct 5 commencing soon.
The result will be a state-of-the-art industrial estate featuring multi-scale warehouses, distribution centres, and freight logistics facilities. As one of the largest developments in the Sydney area, Oakdale East aims to position Oakdale as a key hub for regional logistics and industrial operations.
Douglas Partners’ Role
Douglas Partners has been engaged by The Austral Brick Co and Goodman Pty Ltd to provide geotechnical services to the whole of project. Our services include:
- detailed geotechnical investigations for key project components,
- preparation of specifications for bulk and detailed earthworks and reinforced soil retaining walls
- geotechnical design of foundations
- engineering analysis of retaining walls
- engineering assessment of cut batters and embankments
- engineering design input for buildings, structures, retaining walls, services and pavements
- design, management and monitoring of the effects of creep settlement in deep controlled fill
- engineering assessment of materials, including beneficial reuse and resource blending
- construction services and engineering inspections for foundations, subgrades and services
- Level 1 geotechnical testing of controlled fill, including plate load tests to verify fill performance
- Level 2 geotechnical testing of pavements and service trench backfilling
Conclusion
The development site is highly complex and includes a previous brick manufacturing plant besides undulating land that is significantly affected by the presence of existing stockpiles of soil and ripped rock, and prior quarrying to depths of 30+ m. Redevelopment of the site will require more than 4,000,000 m3 of excavation, extensive stockpile management and material handling, and 4,500,000 m3 of fill placement to achieve design levels. There are over 3 km of reinforced soil retaining walls to be constructed up to 16 m in height.

Douglas Partners is providing a team of experienced geotechnical engineers and soil technicians to service all geotechnical aspects of the project. Many of our staff are on-site full-time to cater to the project’s needs. Geotechnical data and test results are tracked and reported daily, weekly and on completion of each project stage. A NATA accredited soils testing satellite laboratory has been established on the site to test all compaction and materials quality testing and to provide a fast and efficient turnaround of results for compliance measurement. Meetings are held weekly with key project stakeholders, including the client, superintendent, contractor and environmental consultant, to program the services and ensure collaborative outcomes that drive effective project management.
